How is ROI calculated?

ROI here = annual profit ÷ total cash you put in (deposit + tax & legals + refurb + sourcing). It's your return on the money actually tied up in the deal — more honest than yield alone, which ignores your costs.

What's the difference between gross and net yield?

Gross yield = annual rent ÷ purchase price. Net yield = annual rent after management, maintenance, voids and insurance ÷ purchase price. Net is what you actually keep.
