Stamp duty — questions

What is the additional-property surcharge?

If you already own a home, or you're buying through a company, you usually pay more. In England and Northern Ireland that's 5 percentage points on top of every band. In Scotland it's the Additional Dwelling Supplement: 8% of the full price on top of LBTT. Wales has its own higher-rates table. None of it applies to purchases under £40,000.

Do first-time buyers pay less?

In England and Northern Ireland, first-time buyers pay nothing up to £300,000 and 5% from £300,000 to £500,000. Above £500,000 the relief is lost and standard rates apply. In Scotland the nil-rate band rises to £175,000. Wales has no first-time buyer relief.

What isn't included?

The 2% surcharge for buyers who aren't UK resident, the 17% flat rate some companies pay on homes over £500,000 in England and Northern Ireland, multiple-dwellings and mixed-use rules, and any reliefs beyond first-time buyer. If any of those might apply, ask a solicitor or tax adviser.

Is this tax advice?

No. It's a calculator using the published rates on the figures you enter. Your solicitor confirms the tax due before completion.
