PropertyPredator is operated by MH196 2026 Ltd, a company registered in England and Wales (company number 16447992). In these terms "we", "us" and "our" mean MH196 2026 Ltd, and "you" means the person or organisation using the service.

PropertyPredator gathers property information from public and licensed sources, runs calculations over it, and presents the result — comparable sales, ownership records, planning and site constraints, capacity estimates, refurbishment and development appraisals, and similar analysis.
We tell you where each number comes from and how confident we are in it. Where something is measured we say so; where it is estimated or assumed we say that too. Please read those labels — they are the difference between a fact and a starting point.
Much of what we show comes from third parties — among them HM Land Registry, Ordnance Survey, Energy Performance Certificate registers, Companies House, the Environment Agency and local authority planning records. We do not control that data and cannot guarantee it is complete, current or correct.
Some limitations are inherent to the sources and we would rather you knew them: mapping can merge several buildings into one outline; address points and title boundaries come from independent surveys that do not always line up; and published floor areas exist only where a certificate has been lodged. Where we detect one of these situations we flag it on screen.
Treat our output as a well-informed starting point to be verified, not as a substitute for due diligence.

Where the product helps you contact a property owner, you remain the person responsible for that contact and for complying with the law that applies to it.
Prices are shown in the app before you buy and include VAT where it applies. Payments are processed by Stripe; we never see or store your full card details.
Refunds and cancellation are covered in our Refunds & Cancellation Policy, which forms part of these terms.
You keep ownership of floorplans, documents and other material you upload. You grant us the limited right to process that material in order to provide the service to you — which includes sending it to our AI processing provider so it can be read and analysed.
Only upload material you have the right to upload. Please do not upload material containing other people's personal data unless you need to and are entitled to.
The service, its software, scoring methods, written analysis and branding belong to us or our licensors. You may use the reports and outputs you generate for your own business purposes, including sharing them with your advisers, lender or partners in the ordinary course of a transaction. You may not systematically republish them as a product of your own.
Where third-party data carries its own attribution requirements, those attributions appear in the product and must not be removed.
We aim to keep the service running and improving, but we do not promise uninterrupted availability. We may change, suspend or withdraw features, and we carry out maintenance and deployments that can cause brief interruptions. Third-party data sources we depend on can also be unavailable or change without notice.
Nothing in these terms limits liability that cannot lawfully be limited — including liability for death or personal injury caused by negligence, or for fraud.
Subject to that, and because the service is decision-support rather than advice, we are not liable for business losses — including lost profit, lost opportunity, the outcome of a property transaction, or losses arising from a decision you took in reliance on an estimate. Our total liability to you in any 12-month period is limited to the amount you paid us in that period.
If you are a consumer, you have legal rights that these terms do not affect.
You may stop using the service and close your account at any time. You can ask us to delete your account by emailing privacy@propertypredator.com. Closing an account does not automatically cancel a Stripe subscription — cancel the subscription as well, or ask us to.
We may end or suspend your access if you materially breach these terms. Sections that by their nature should survive termination — intellectual property, liability, and governing law — continue to apply.
We may update these terms as the product and the law change. The "last updated" date at the top always reflects the current version. If a change materially reduces your rights we will give you reasonable notice by email or in the app before it takes effect.
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your local courts.
